New-Construction Work We Take On
A GC that needs an MEP sub who answers
Bids returned on time, RFIs answered in days instead of weeks, and crews that show up when the schedule says. Ask around — that combination is rarer than it should be.
An owner-builder with drawings and questions
We review the plans honestly, flag the gaps and conflicts before they become change orders, and price the three trades as one coordinated scope.
A schedule slipping on inspection sequencing
Rough-in inspections across trades have to pass in order or the whole job stalls. We book them, sequence them, and show up ready — because a failed inspection costs everyone a week.
Value engineering that is not just cheaper
Substitutions get evaluated on duty cycle and service life, not first cost alone. Saving money on equipment the owner will replace in six years is not engineering — we say so in writing.
Building New Along the I-35 Corridor
Ground-up commercial work here has a few local constants that out-of-market specs tend to miss.
Growth is real, and so are the lead times
New retail, shops, and light industrial keep going up along the I-35 corridor and around greater Waco. Switchgear and rooftop equipment lead times can set the critical path, so we order against the schedule, not against hope.
Expansive clay under the slab
Under-slab rough-in on Blackland clay demands proper bedding, sleeves at grade beams, and pressure testing before the pour. Fixing it after concrete is a different order of money.
Heat load is a design input, not a footnote
Equipment sized from national averages runs undersized here. We check loads against real Central Texas summer conditions before the gear is ordered.
How the Job Works
Bid from plans
We take off from your drawings and return a bid with scope, exclusions, and alternates stated plainly — no bid-day mystery.
Written scope and contract price
The accepted bid becomes a written scope with a schedule of values. Changes go through a priced change order with your sign-off, not a verbal on the slab.
Coordinated rough-in through finish
Under-slab, wall, and ceiling rough-in sequenced with the GC schedule, inspections booked ahead, and conflicts caught in coordination instead of in the field.
Startup, documentation, warranty
Equipment startup, test records, as-builts, and warranty terms delivered at closeout — the package your owner's manual should have been.
What Moves an MEP Bid
The bid follows the documents and the schedule, and financing is available on qualifying scopes. The main levers:
Plan completeness
Tight drawings get tight bids. Thin drawings force allowances and contingency — we would rather flag the gaps in an RFI than pad the number quietly.
Equipment tier and tonnage
Comfort equipment capacity, water heating approach, and electrical gear tier are the biggest material lines in the bid. Alternates are priced where real options exist.
Schedule compression
Overtime, added crews, and expedited freight can buy schedule when a delivery date is fixed — but they should be a decision you make, priced in writing, not a surprise.
You approve the price before any paid work starts. Diagnosis comes first, then written repair options — no surprise add-ons at the end of the visit. Financing options are available on qualifying projects →

Straight Answers, Before You Call
Do you bid from plans, and how fast?
Yes — send the drawings and the bid date. Turnaround depends on project size, but we tell you immediately whether we can meet the date instead of going quiet. Scope questions come back as RFIs, not as assumptions buried in the number.
How do you handle RFIs and submittals?
In writing, quickly, and tracked. Slow paper is how MEP subs kill a schedule without ever missing a day on site. Our answers and submittals move in days because the alternative costs everyone money.
Can you hold an inspection schedule?
That is one of the main reasons GCs keep us on the bid list. We book inspections ahead, walk our own work before the inspector does, and sequence the three trades so one rough-in never blocks another. No one passes every inspection forever — but we do not fail the same one twice.
Do you carry all three trades on every project?
We can, and it is usually where we add the most value — but we also take single-trade scopes when a project already has the others covered. Either way the scope and price are written, and coordination happens on paper before it happens in a ceiling.
